Our 4 Types of Owners

After spending the last 4 years growing our business from 4 doors under management to over 300, I have found that there are four different types of investment property owners who decide to click or call and use our services. Here are the four types: 1) Someone who has recently bought an investment property, or has decided to turn their current residence into a rental property, and has decided to find the best property management company for this property. They usually find us through google or Yelp, and are interested in finding the best company at the most reasonable cost. They are very active in their search and very thorough in their assessment. The look forward to the benefits of an investment property, but have no interest in finding tenants, managing tenants, understanding the law or dealing with vendors. 2) An owner who has hired a property management company in the past, and is not happy with the service they are providing. Unfortunately, many people are not as thorough as the first group, and just picked the local company, or one referred by a friend or even worse, they just accepted whatever company the previous owner was using. These owners are intent not to make the same mistake twice and take more time looking at the reviews of the company and their services. We make it easy for these owners to compare our services with 7 other companies in their area with our "Property Management Comparison Chart". 3) There are owners who are satisfied with their current property management company, but had no idea they could obtain better service, with more innovative programs, at a lower cost. They usually just don't know better. It is usually very easy to change companies and most contracts can be cancelled after 12 months. There is no reason to settle for mediocrity when there are better property management companies out there. 4) Over 80% of investment properties are managed by their owners. These do-it-yourselfers either enjoy managing their owner properties, or don't trust the management company out there. Unfortunately, many of these owners don't offer the technology to the tenants for payment and communication most property management companies do, are not up to date on the legal issues of the rental industry, do not have the best vendors at their disposal, do not have the marketing tools and expertise to obtain the best tenant at the highest rent, and actively manage a supposedly passive investment. For only a few dollars a day, we can take care of the 3 T's: toilets, tenants and troubles, and they can just go the mailbox (or bank) every month and pick up their check. We enjoy servicing all four types of owners and taking care of their different needs.
